To eliminate capital constraints for families, executors, and administrators, Beacon Assets Group operates on a completely deferred payment framework. All labor overhead, sorting, photography staging, and platform placement fees are secured on file and deducted directly from the final auction hammer proceeds. If the estate requires a transition, we fund the deployment upfront.
Tier 1: Standard

Platform Commission
We charge a flat 30% commission split on the gross hammer price of all items sold. This percentage is completely fixed before we initiate work. We never implement sliding scales, surprise adjustments, or tiered brackets at layout payout. You retain 70% of the gross bidding total, while traditional estate liquidators routinely deduct up to 40% or 50% to fund raw foot-traffic setups.
Buyer's Premium
An 18% buyer's premium is applied directly to the winning bidder's invoices on top of their final hammer total. This fee is funded entirely by the purchaser and is never subtracted from your estate proceeds. Shifting secure transaction processing, advertising distribution, and platform architecture costs directly onto competitive digital buyers is exactly what allows us to keep our core selling commission flat at 30%.
Unsold Item Cleanout
Any low-value items that remain entirely unsold at auction conclusion are cleared through our vetted junk-hauling subcontractors to deliver the property entirely cleared, clean, and listing-ready. To protect your financial return:
- A guaranteed "not-to-exceed" price cap is set explicitly during your walkthrough.
- The actual wholesale hauling cost is deducted cleanly at settlement from the gross revenue pool.
- We never pass along unapproved post-auction bills or separate invoicing.
The Walkthrough Rule
While square footage or company type serves as our baseline guideline, your exact setup fee tier is set definitively during our initial on-site walkthrough inspection. Properties with extreme asset density or complex sorting demands may be adjusted up a tier, while exceptionally sparse properties can be adjusted downward. Once signed, your pricing is locked.
