Setup Fee (Tiered) — Zero Cash Out-of-Pocket

Covers on-site cataloging, professional photography, and staging. Scaled to property size and layout, starting at $500. Fully deferred — nothing is due upfront, and the fee is deducted directly from your final settlement check. Your exact tier is set at your walkthrough and may move up or down from any earlier estimate based on the property's actual scope.

Commission — 30%

A flat 30% of the gross bidding total. No sliding scale, no surprise deductions at settlement.

Buyer's Premium

QHow is the setup fee billed?
Nothing is due at signing. Your setup fee is secured with a card on file and deducted directly from your final settlement — there's no cash out of pocket at any point in the process.
QAre there any hidden fees at settlement?
No. Setup fee, commission, buyer's premium, and any subcontracted clean-out cost are all disclosed before we begin work, with price caps agreed at your walkthrough. Your final settlement statement is fully itemized.
QWhat is a buyer's premium, and will it lower the bids on my items?
A buyer's premium is standard practice in online auctions: the winning bidder pays a percentage on top of their final bid — 18%, in our case — to cover advertising, secure payment processing, platform licensing, and all other auction fees. It doesn't reduce your gross results. Online bidders compete based on demand, not fees, the same way you'd expect a processing fee booking a flight or buying a concert ticket online.
QWhy use a buyer's premium instead of just charging me more?
Shifting platform and transaction overhead to buyers is what lets us keep our commission flat and competitive at 30% for the family selling. Traditional estate liquidators without an online platform have to cover that same overhead by taking a much larger share of your total — often 40% to 50%.
QDoes this mean you attract different buyers than traditional estate sales?
Yes, and it's a big part of why your total gross tends to be higher. In-person estate sales rely mostly on local foot traffic and dealers looking for rock-bottom prices on the final day. Because bidding is entirely online, we market your items to collectors, specialty buyers, and regional bidders competing in an open market — driving prices well beyond what a local garage-sale crowd would pay, more than offsetting the buyer's premium.
QWhat happens to items that don't sell?
We coordinate removal through a professional junk-hauling subcontractor so the property is left broom-swept and listing-ready. We secure a not-to-exceed price cap for this at your walkthrough, and the actual cost, plus a flat 10% coordination fee, is deducted from your final settlement — never billed separately.
QDo you handle probate and court-ordered liquidations?
Yes. We regularly work directly with attorneys, executors, and the courts on probate and court-ordered estate liquidations.
QAre you insured?
Yes. Beacon Assets Group carries institutional commercial general liability insurance valued at $1,000,000 per occurrence and $2,000,000 aggregate, completely covering our on-site actions, field sorting, and buyer pickup windows.
QWhy is bidding entirely online instead of an in-person estate sale?
Security. A traditional estate sale means opening the home to public foot traffic for days — strangers browsing rooms, unsupervised, with real risk of theft, damage, or liability. Moving the auction fully online removes that risk entirely: the only people who ever enter the property are our vetted team and, briefly, verified winning bidders during their scheduled pickup window.
QWhen does the 21-day clock actually start?
On your confirmed on-site start date, not the day you sign. We set that start date together at signing, and it's typically within a few business days. If your property or schedule needs more lead time, we'll agree on a longer window in writing upfront — you'll never find out about a delay after the fact.
QHow and when do I get paid?
Your net payout and itemized settlement statement are delivered within days of your auction closing, well within our standard 21-day catalog-to-payout window for residential estates. Larger or multi-property liquidations follow a payout schedule scoped to that project.
